It is illegal to discriminate in the provision of or in the availability of financial assistance because of the consideration of:

  • Trends, characteristics, or conditions in the neighborhood or geographic area surrounding a housing accommodation, unless the financial institution can demonstrate in the particular case that such consideration is required to avoid an unsafe and unsound business practice
  • Race, color, religion, sex, marital status, national origin, or ancestry

It is illegal to consider the racial, ethnic, religious, or national origin composition of a neighborhood or geographic area surrounding a housing accommodation, or whether or not such composition is undergoing change, or is expected to undergo change, in appraising a housing accommodation or in determining whether or not, and under what terms and conditions, to provide financial assistance.

These provisions govern financial assistance for the purpose of the purchase, construction, rehabilitation, or refinancing of one to four unit family residences occupied by the owner and for the purpose of the home improvement of any one to four unit family residence.

"Closing Costs Guaranteed"

means that the lender's fees for your loan application will not change between the time you apply and the time you close assuming the following: The loan amount does not change, the rate and points option you choose does not change, the loan program you applied for does not change, and any stated items on your application, such as your stated income, assets, job history, address history, or any other factor that may affect the underwriting decision of the loan you applied for, do not change.

"No up front fees"

means that Nationwide Mortgage Bankers and the Mortgage Joy Family of Companies, does not charge up front fees for application. This does not apply to optional "lock fees" that may be charged up-front if you choose an extended lock option when you first apply for your loan.

"24/7 service"

means that Nationwide Mortgage Bankers and the Mortgage Joy Family of Companies, has loan officers staffed 24 hours per day, seven days a week except for all legal holidays or at any other time that Queens Financial Mortgage Center may choose to close for any purpose. Other departments such as signing, servicing, loan processing, etc. are not staffed 24 hours a day and are generally available only during normal business hours.

Client Testimonials

The testimonials incorporated into the Queens Financial Mortgage Center Web site may or may not be taken directly from actual clients. Any or all of the testimonials seen on the Queens Financial Mortgage Center Web site may have come from clients of Nationwide Mortgage Bankers and the Mortgage Joy Family of Companies, and not necessarily Queens Financial Mortgage Center Client's legal names may also have been changed slightly to protect client's privacy. It should also be noted that the exact same testimonials may also appear on additional mortgage Web sites under the umbrella of Nationwide Mortgage Bankers, as part of the Nationwide Mortgage Bankers and the Mortgage Joy Family of Companies,.

Authenticity of Photography

The photographs, images, and graphics including but not limited to persons, buildings, employees and graphics displayed throughout the Queens Financial Mortgage Center Web site may or may not be the actual photographs, images, and graphics associated with or representative of Queens Financial Mortgage Center the actual company.

Promotional Gift

In order for a client to receive a promotional gift advertised on the Queens Financial Mortgage Center Web site, it is incumbent upon the client at the time of their closing to verbally request such promotional gift. Failure by the client to do so automatically nullifies Queens Financial Mortgage Center obligation to fulfill such advertised commitment. Once the client's closing has been completed and all documents have been signed, the time frame for the client to request any promotional gift will have expired. In addition, any advertised promotional gift is only available to clients who have actually closed on a loan with Queens Financial Mortgage Center.
